Five Ways to Reduce Vacancy in Your Rental Property

Empty days are the most expensive line in any rental budget. Five practical steps we use to shorten vacancies across residential buildings, villas and retail units.

A unit that sits empty for a month costs its owner a twelfth of the year's rent, and that money never comes back. Here are five steps we use to keep vacancy periods short.

1. Price on evidence from day one

Overpricing is the most common cause of long vacancies. We set asking rents from recent comparable leases in the same community and adjust quickly if enquiries are lower than expected.

2. Start renewals early

The cheapest tenant to find is the one you already have. We open renewal conversations well before expiry, so there is time to agree terms or to market the unit before it becomes empty.

3. Turn units around fast

Inspections, cleaning and minor repairs are scheduled before the outgoing tenant leaves, not after. Every day saved here is a day of rent.

4. Make the listing work

Good photographs, accurate descriptions and fast replies to enquiries all improve how many viewings turn into signed leases. We track that conversion rate so we can see when a listing needs work.

5. Fix what makes tenants leave

Exit feedback and maintenance logs often point to the same few issues. Solving them improves renewals across a whole building.
