Residential buildings
High occupancy and tenant satisfaction through meticulous management and responsive service.

Dubai is where Aspen Prime Properties is headquartered and where we manage the largest share of our portfolio. From our office in Al Quoz we look after residential buildings, villas and retail units for owners who want steady occupancy, clean reporting and fewer surprises. Every unit we manage is tracked against live market data, so rent, renewal and vacancy decisions are made on evidence rather than guesswork.
Dubai's rental market moves quickly and differs sharply from one community to the next. A one-bedroom in Jumeirah Village Circle competes on value and amenities, while a villa in Arabian Ranches competes on schools, space and condition. We benchmark each property against the RERA rental index and recent comparable transactions in its own community, then set asking rents and renewal terms that keep units occupied without leaving money on the table.
In Dubai, every tenancy contract must be registered through Ejari, and rent increases at renewal are governed by the RERA rental index published by the Dubai Land Department. Landlords must give at least 90 days' notice before the contract ends to change rent or terms. We handle Ejari registration and renewals, calculate permitted increases against the index, issue notices on time, and keep a clear paper trail for every tenancy.

We manage residential buildings, villas and retail units across Dubai, including Al Barsha, Jumeirah, Arabian Ranches, JVC, Al Quoz, Deira, Bur Dubai and surrounding communities. If your property is elsewhere in Dubai, contact us and we will confirm coverage.
Yes. We register new tenancies on Ejari, manage renewals, issue the 90-day notices required for changes to rent or terms, and check every proposed increase against the RERA rental index.
We compare your unit against recent comparable leases in the same community, the RERA index and our own data on enquiry volume and time-to-lease. That gives a recommended asking rent and a floor, which we review as enquiries come in.

Tell us about your building, villa or retail space and we'll show you where the opportunities are.
