Every decision we make about a unit, from the asking rent to the timing of a renewal offer, is backed by numbers we track continuously.
The four numbers that matter most
- Occupancy. The share of units let at any time, compared with similar buildings in the same community.
- Time to lease. How many days a unit sits empty between tenants. Every day vacant is income that never comes back.
- On-time collections. The share of rent received on or before its due date, and how quickly late payments are recovered.
- Maintenance response. How long tenants wait for a first response and for a fix. Slow maintenance is one of the main reasons tenants leave.
From numbers to decisions
Tracking is only useful if it changes what we do. When a unit's time to lease starts to stretch, we look at enquiry volume, viewings and conversion to find the cause: is the price above the market, is the listing weak, or is something about the unit putting tenants off? When renewal rates drop in a building, we look at the maintenance log and tenant feedback before the next renewal season, not after.
We analyse the data to improve, unit by unit and building by building.
Benchmarks, not averages
A city-wide average tells you very little. A one-bedroom in Jumeirah Village Circle, a family villa in Al Rawda, Ajman and a shop in Al Nahda, Sharjah each compete in very different markets. We benchmark every property against comparable units in its own community, which is the only comparison that matters to a tenant choosing where to live.
What owners see
Owners receive clear reporting on occupancy, collections, renewals and maintenance for each property, with the context to understand it. If something is underperforming, you will know why and what we are doing about it.
